Residential Building WA has created quite a buzz with its debut display, The Vanier, which it believes is a game changer when it comes to affordable two-storey homes.

With a lightweight upper floor atop a double-brick lower level, this four-bedroom Ellenbrook showcase demonstrates generous family living and a display-worthy specification all for less than $300,000*.

Jim Ilias, General Manager at Residential Building WA, says it’s more important than ever that buyers have access to affordable two-storey home designs given block sizes are coming down and prices are going up.

“I think The Vanier represents the future,” Jim says. “People always want affordability. If we’re able to deliver a product at a certain price, in a timely manner, then it’s a great alternative to traditional methods of construction.

“The biggest difference with The Vanier is how quickly we can build the home. As they say, time is money.”

Residential Building WA is currently advertising build times of 29 weeks*, from the time the slab goes down. While this means savings the builder can pass on to its clients, it also means the clients don’t have to pay as much in rent, pay two mortgages or spend more time than necessary living with the in-laws.

“We estimate that if you were to build this home in traditional methods of construction, there would be in excess of $50,000 more added to the retail price and approximately a further 20 weeks in construction,” Jim says.

There’s the added benefit that lightweight construction offers excellent thermal properties, helping keep the home cooler in Summer and warmer in Winter. Ideal for homebuyers who need to get a lot of house on an affordable small lot, The Vanier is also appealing to those who had been looking at a large single-storey home because they felt they couldn’t afford a two-storey.

“The home had to tick all the boxes,” Jim says. “It had to look good, feel great, have al the rooms people want, and look like a traditional two-storey home in terms of street appeal.”

One of the top-of-the-range designs in the Residential Building WA collection, The Vanier is also one of the largest.
